process
Most projects no matter what scale start with a basic need. From reconfiguring an existing space to function better or creating a new place to live, work and play, we go through a series of steps that will transform your basic need into a real solution. No two projects are exactly alike, and the following is a general outline of the process.
intial consultation
We will meet, ask questions, listen and begin to gather information that is key to the design needs and functions of the project. After we discuss the project needs and functional requirements, we will prepare a statement outlining the scope of your project.
site investigation
This is a more involved and detailed discussion of your needs. A site analysis includes interior and/ or exterior investigation of zoning restrictions, geotechnical issues, environmentally sensitive areas, topography and views.
schematic design
Once we have defined the requirements we will do a series of rough sketches, showing the possible approaches to be considered. We continue to refine and revise these sketches until a solution is developed that meets the needs of the project. These sketches are not finished construction documents. Communication is key and we will engage in a dialog that discusses how the end result may work and feel.
design development
At this point, we will prepare more detailed drawings to illustrate other aspects of the proposed design. These drawings typically include plans and elevations showing the horizontal and vertical relationships. We will present the design concept through the use of drawings, photos, finishes and materials samples. Examples of this, depending on the project type, may include window and door options, flooring options, counter and cabinet materials, exterior finishes, hardscape materials and lighting.
construction documents
These documents also known as permit drawings are submitted to the local building department for review and approval. These are also the documents used by the General Contractor and Subcontractors to determine the construction cost and to build from. It is important to have complete and accurate construction documents for a more efficient, less costly and smooth construction process. We will assist in the selection and bidding by the Contractors, if one has not already been chosen.
construction administration
When construction begins, your project moves from paper to a physical reality. During this phase we will make site visits, review and approve the contractors applications for payments and keep you informed of the projects progress. While we observe construction, the contractor is solely responsible for construction methods, techniques, schedules, and procedures. The contractor supervises and directs the construction work on the project.
